Master Flood (Insurance) Policy
On February 29, 2016 the Board of Managers held a
special Homeowners Informational Meeting regarding
a Master Flood Policy.  See meeting anouncement/notice below.

The Elevation Certificates from the October 4, 2014 Survey are available.  Click here.
The on-line certificates are not signed nor do they have the Seal for security reasons.  
If you need a signed and Sealed copy, you can:
-  Print your on-line certificate and then you or your insurance agent can contact the
Survivor to obtain their signature and Seal:

 A CRITICALLY IMPORTANT MESSAGE
THAT WILL PERSONALLY AFFECT YOU.
HOMEOWNERS INFORMATIONAL MEETING

As you know, Oceanwoods Condominium does not currently have a Master Flood Policy.  
As you may, or may not know, since Hurricane Sandy, major banks and financial
institutions are not approving mortgages or permitting re-financing to any homes in
Oceanwoods without a Master Flood Policy.

Why should you care?  
  • You may not be able to sell your home or re-finance your current mortgage.  For  
    those very few institutions that may be willing to finance an Oceanwoods mortgage, or    
    re-finance an existing mortgage, it will be found that their rates are significantly higher
    than prevailing rates along with higher points.

  • Additionally, if another hurricane were to hit and we don’t have a Master Flood Policy
    we will not get any assistance from FEMA or any other government agency.

  • Bottom line … the values of our homes are greatly reduced.  This is true whether
    you have a mortgage or not, whether you have your own Flood Insurance Policy or not.

Your Board of Managers has been working on this issue for quite some time in conjunction
with FEMA, elected officials, insurance agencies and banks.  This has been a difficult and
time consuming effort, which included navigating through contradictory positions and
information.

Your Board of Managers is now prepared to present their findings and options to you at
a specially called Homeowners Association meeting.  Your attendance and constructive
input are critically needed.  
Decisions must and will be made.

If you can’t attend the meeting, we suggest you write your comments/opinions below and
give them to another homeowner who will be attending.  You may also submit your
